The above fees structure is based on a straightforward purchase. Additional fees may apply in more complex cases.

There may also be disbursements to pay on your matter. Disbursements are fees which are payable to a third party, such as searches and indemnity insurance policies. We will advise you of any disbursements should they become payable and ensure that you are agreeable to the same.

Stamp Duty Land Tax SDLT(on purchase)

The amount of SDLT you pay depends on the purchase price of your property. It will also vary if you own other properties or are purchasing in a company name.  You can calculate the amount you will need to pay by using HMRC’s website 

Anticipated Fees on Leasehold Properties

  • Notice of Transfer fee – This fee if chargeable if required by the lease and usually ranges from £30.00-400.00 depending on the lease.  This is the cost of notifying the landlord that you are now the new owner. VAT may be payable on this fee.
  • Notice of Charge fee (if the property is to be mortgaged). This fee if chargeable if required by the lease and usually ranges from £30.00-400.00 depending on the lease.  This is the cost of notifying the landlord that you are placing a mortgage on the property. 
  • Deed of Covenant fee – This fee is provided usually payable to the landlord or management company and is paid when you have to sign a documents promising to comply with the tenant’s obligations in the lease.  This can range from £100-400.  VAT may be payable on this fee.
  • Certificate of Compliance fee – This fee is provided usually payable to the landlord or management company and is paid when the title documents state that the landlord must consent to you being the new owner.  This consent is normally given when you have signed the deed of covenant. This can range from £100-400. VAT may be payable on this fee.

The leasehold fees vary from property to property. We can give you an accurate figure once we have sight of your specific lease documents and have clarified the costs with the seller and landlord.

You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.

Timescales

Usually a sale matter will complete in around 6 to 8 weeks and a purchase will take around 10-12 weeks. The timescale will depend on the length of the chain, obtaining finance and other matters that may make the matter more complex.  Leasehold transactions usually take an additional 3 weeks.
